Looking for a Student accommodation?
Make sure you have the right accommodation "sorted"

The National Union of Students claims that 16% of UK Students live in accommodation with vermin infestations. Remember that when you rent accommodation in the private sector, your Landlord will be legally responsible for your health and safety in your student accommodation and will be responsible for carrying out repairs to the structure of the accommodation.


Try to avoid being in that 16% by using tips The Artful Lodger Accommodation Inspection Checklist below to help you sort the right accommodation.

PROPERTY INSPECTION CHECKLIST

Check the outside:

Is the Property’s exterior in a good state of repair? Yes or No
Are the gutters & drainpipes cracked or broken or full of debris? Yes or No

Check the inside:

You should check the state of repair and decoration throughout the interior of the property, look for:

Peeling wallpaper ________ Yes or No
Damp Patches ________ Yes or No
Flaking Paintwork ________ Yes or No
Mould on the walls ________ Yes or No

Is the Inside of the Property clean? ______ Yes or No


The Artful Lodger tip ask the Landlord to confirm IN WRITING that any necessary repairs, redecoration and cleaning will be done BEFORE you move in.

Heating

Does the Property have adequate heating in every room? ___Yes or No

Safety Checks

You should check that the Property meets all the necessary standards for fire, gas, electrical and furnishings safety:

Gas

Is the gas safety certificate still valid? Yes or No
Is the gas boiler flame blue? Yes or No
There should not be a yellow flame nor any sooty stains on the boiler.

Electricity

Have the electrical wiring, fuses and earths been checked in the last 5 years?
Yes or No

Look for: Blackened or Burnt sockets _______ Yes or No
Bare or Frayed wires _______ Yes or No
Do you see sparks when switches are pressed _______ Yes or No

Fire

Are there any smoke alarms? Yes or No
Is there a fire extinguisher or fire blanket? Yes or No
Are there adequate means of escape in case of emergency? Yes or No
Do the furniture and soft furnishings have fire retardant labels showing that they comply with safety regulations?
